Investing in real estate in Spain is becoming increasingly popular. This is facilitated by the largely sunny year and very favorable investment conditions. Every year, or rather every month, real estate prices in Spain rise at a dynamic pace.
Choosing the perfect property in Spain. Buying property in Spain is a dream come true: sunshine, beautiful beaches, and a relaxing lifestyle. However, choosing the right house or apartment isn't always easy. The Spanish real estate market differs from that of Poland, with different construction standards, legal regulations, and local regulations.

Reservation and Deposit Payment. After finding the perfect property in Spain, the next step is to reserve it. At this stage, a reservation agreement (contrato de reserva) is signed, securing the property against sale to another buyer. This typically involves a deposit of approximately 10% of the property's value.
Paying the deposit is a crucial step – from this point on, the seller commits to finalizing the transaction under the agreed-upon terms. However, it's important to ensure that the property is free from any encumbrances and legal liabilities. Therefore, before signing any documents, it's best to seek the help of specialists who will review all formalities and ensure the security of the transaction. Thanks to our knowledge and experience, we can help you navigate the entire reservation process, negotiate terms, and verify the legal status of the property, so you can buy your dream home in Spain without stress or surprises!
Obtaining an NIE Number. Every foreign buyer must obtain an NIE Number (Número de Identificación de Extranjero), the Spanish identification number for foreigners. This number is required to purchase real estate, sign contracts, and open a bank account.
Checking the legal status of the property Before finalizing the purchase, it's worth ensuring that the property is free of any debts or legal liabilities. To do this, a notary or lawyer will check the land and mortgage register (Registro de la Propiedad).
Finalizing the Purchase and Notarial Deed The notarial deed (escritura pública) is signed in the presence of a Spanish notary. Once payment is made, the new owner is officially registered in the land and mortgage register, and the property becomes their property.
Additional Fees and Taxes Purchasing real estate involves certain additional costs, including:
• Property acquisition tax (6–10% of the purchase price)
• Notary and registration fees (approx. 1–2%)
• Lawyer or real estate agent fees With us, you don't have to worry about the entire process.
We'll help you manage everything every step of the way.
